Avalon Lodge is a small property where every guest reservation is both important and special to us, however, please read our terms and conditions below carefully to ensure that we are the right B&B for you.
We are non-smoking and as we own two curious cats Avalon Lodge may not be suitable for people with pet allergies or phobias.
We look forward to welcoming you but by making a booking you are entering a legally binding contract with us so, although rather mundane, these details are important to know. Like all travel arrangements it does make sense to have appropriate travel insurance or at least holiday cancellation insurance.
Same day booking:If you wish to make a late same day booking, please call us rather than booking online. If we arenâ€™t expecting you we may not be here in time to let you in and welcome you!
Minimum Stay Requirements:All weekends that include either a Friday or Saturday night must be at least a two-night stay and during Christmas week all stays must be at least two nights.
Arrival:Your accommodation will be available to you from 4 pm on the day of arrival, but if you wish to arrive earlier, please let us know so we can ensure we are here and that your room is ready for you. We may not be able to accommodate you if you arrive earlier than the agreed time as we may be busy preparing your room but in most cases you are welcome to drop off luggage and collect keys.
Late arrival procedure:Please contact us no later than 7pm to let us know if you will be arriving later than arranged, itâ€™s not usually a problem unless we are due out but does help us plan.
Departure:Check out is requested by 10.30 on your day of departure so we may prepare the room for future guests. Failure to vacate the room by this time could result in further charges.
Deposit:A non-refundable deposit of 1 nightâ€™s charge per room is payable on booking and Treats are charged at the time of their order. Full payment for the remainder of your stay is due on your departure.
Bookings:Bookings can be made directly via the online facility, over the phone (credit card details are taken), by letter or in person. Payments can be made in a variety of ways to suit you.
Payments:Via the online facility, cash in person, cheque if cleared in advance, by a Debit card or Visa or MasterCard credit card. In addition to the balance on your booking, any additional goods and services purchased during your stay must be paid in full at check-out.
Cancellation four weeks or less before the intended date of stay:Cancellations or amendments should be made in writing, email is fine. The full cost of accommodation is due and payable via debit/credit card unless we are able to re-book your room. If we are able to re-book your room, we will refund the re-booked portion, less a Â£25.00 processing fee.
Cancellation greater than four weeks before the intended date of stay:All payments, apart from ordered Treats, will be refunded less a Â£25.00 processing fee.
Shortened Stay:In the unlikely event that you must shorten your stay or check out early, please understand that we must ask you to take responsibility for your entire reservation. If we can rebook your room(s), a full or partial refund will be made less the Â£25 processing fee.
Cancellations of Treats:Please check with us as these may already have been ordered and therefore non-refundable.
Because of our small size, cancellations affect us significantly, and we do not over-book, as large hotels do. By making a booking and entering into this contract you are authorising us to make charges to your card without any additional consent being required We must enforce our cancellation policy so if you are worried about having to cancel for any reason, we recommend you purchase travel insurance.
Non-availability of Accommodation:We would only cancel your visit for reasons beyond our control. We would, however, attempt to offer you alternative accommodation. If this was not possible, or unacceptable to you, then we would refund all monies already paid by you. Our liability would not extend beyond this refund.
Disabled Access:All rooms are accessed by stairs or steps, therefore, the property may not be suitable depending upon your disability. Please see our Access Statement "Meeting Your Needs".
Children:Children 12 and older are welcome.
Pets:Sorry, apart from â€?Assistâ€ dogs, we do not currently allow pets at the property. Please note we have 2 resident cats called Maddie &Lucky â€? neither are allowed in guest rooms.
Special dietary requirements:We are happy to cater for dietary needs, such as Gluten-free, vegetarian or vegan diets, but please tell us at the time of booking as we can provide more interesting choices with prior notice. We regret that we are not able to guarantee that the kitchen is nut free so cannot be responsible if you have a serious and/or life-threatening nut or food allergy.
Smoking:As you will be aware legislation means that smoking is not permitted within Avalon Lodge Bed &Breakfast but smoking is fine outside. Any bedrooms tainted by residual tobacco odours will be specially cleaned and aired over a 24-hour period and all charges resulting from this, both actual and loss of business (at prevailing B&B rates) will be charged.
Damages and Breakages:Visitors are requested to keep the property and contents in the same state of repair as when they arrived. We also expect that you maintain a reasonable state of cleanliness throughout your visit and on departure. All we ask is that you report any incidents as they occur. We do not normally charge for minor breakages, but we may charge you or send you an invoice for repair or making good if the damage, staining or breakage is significant or if extra cleaning or replacement is required.
Number of Occupants:The number of people staying must not exceed the maximum number agreed at the time of booking for each room. If we become aware that the number of people staying exceeds the maximum number, we reserve the right to ask the entire party to vacate the premises. In these circumstances, there will be no refund for unused days.
Lost Keys:A charge of Â£20 will be made for each set of lost keys.
Cleaning:All rooms are serviced daily except for exceptional circumstances or unless you request otherwise.
Linen:Linen and towels are changed with each new letting and on the third day of an extended visit.
Candles and Fireworks:The use of candles and fireworks by guests or their visitors is not permitted due to health &safety grounds.
Right of Entry:The owners, employees and agents of Avalon Lodge shall be allowed access to rooms at all reasonable times for purposes of inspection or to carry out any necessary cleaning, repairs or maintenance.
Complaints:If you have any complaint, please notify us immediately as problems are much more easily resolved while you are still in the property.
Conditions of stay:We reserve the right to terminate your booking immediately without being liable for any refund or compensation where you engage in unacceptable behaviour that causes a disturbance or nuisance to others or damage to property or compromises safety. You will still remain liable for the cost of your full stay.
Liability:Other than for death or personal injury caused by our negligence or misrepresentation, our total liability to you is limited to the price of the Booking and in no circumstances will we be responsible for any indirect or special damages.
We will not be liable for failure to perform to the extent that the failure is caused by any factor beyond our reasonable control. You are responsible for any damage or loss caused to us or our property by your act, omission, default or neglect and you agree to indemnify us and to pay us on demand the amount reasonably required to make good or remedy any such damage or loss.
